The creators of Adjustable Rate Marketing are Loan Officers. Like many LOs out there, we were searching for a consistent source of high quality leads and spent a ton of money on what seemed like that never ending search. In August of 2006 the news starting to report that millions of mortgages would be adjusting over the next few years. Realizing that Adjustable Rate Mortgage loans meant that the borrower’s payments would be increasing we knew that were facing an emerging untapped market of potential refinance loans. So we started searching for a way to get our hands on Adjustable Rate Mortgage information.

We quickly found ourselves in a dilemma. It took too much time to get any quantity of Adjustable Rate Mortgage information matched with callable numbers, those not on the Federal DNC list. We found on average we had to search through 200-300 records to find 50 Adjustable Rate Mortgages (our search was limited to Adjustable Rate Mortgages within 45 days of the Recast date).We then had to find phone numbers for these to create Adjustable Rate Leads. Our average was about 20-25 good Leads from those 50. We then had to scrub those against the Federal DNC list leaving us with an average of 10-12 callable numbers… and that took 7-8 working hours, We could get 100's of them without numbers but we wanted the ability to follow up on them via phone and it came down to searching all day or talking to clients and closing deals.

Not only did we eventually figure out how to get the information…we figured out how to access ALL Adjustable Rate Mortgage information available in every county of the United States….and we immediately realized we found more Adjustable Rate Mortgages Leads than we could handle, we wanted to share the wealth with our industry. But although the information we gathered was ok for our use, we needed a way to format the information so anyone could use it.
