The founders of Adjustable Rate Marketing™ are Loan Officers. Like many LOs out there, we were searching for a consistent source of high-quality leads and spent a ton of money on what seemed like a neverending search.
In August of 2006 the media reported that millions of mortgages would be adjusting over the next few years. Realizing that Adjustable-Rate Mortgage loans and higher rates meant that the borrower's payments would be increasing, we knew that we were facing an emerging untapped market of potential refinance loans. We began to research for a way to get our hands on Adjustable-Rate Mortgage data.
We quickly found ourselves in a dilemma. It took too much time to get a decent quantity of Adjustable-Rate Mortgage information matched with marketable phone numbers (Those not found on the Federal DNC list). We found that, on average, we had to search through 200-300 records just to find 50 Adjustable-Rate Mortgages (Our search was limited to ARMs within 45 days of the Recast date). Then we had to find phone numbers for these to create Adjustable-Rate leads. Our average was about 20-25 good leads from those 50. After that, we had to scrub them against the Federal DNC list, leaving us with an average of 10-12 marketable numbers, and that took 7-8 working hours. We could get hundreds of ARM leads without numbers, but we wanted the ability to follow up via phone and it came down to searching all day or talking to clients and closing deals.
Not only did we eventually figure out how to get the information, we figured out how to access ALL Adjustable-Rate Mortgage information available in every county of the United States. We immediately realized that we had found more ARM leads than we could handle. Although the information gathered was ok for our use, we needed a way to format the information so that others could use it. After several months, we were able to create a program we proudly called Solution™, which would convert the information we gathered into a complete marketing package of Lead Sheets, Letters, Labels and Post Cards.
